Properties for sale in the Vallée Verte range from traditional alpine chalets to modern apartments, a mix that suits buyers after a primary residence, a holiday home, or a rental investment. The valley draws two main groups: people who work in or near Geneva and want space within commuting distance, and people who want a foot in the mountains without resort prices.

Where is the Vallée Verte?

The Vallée Verte is located in Haute-Savoie, east of the Geneva basin and in the foothills below the higher Alps. It is a working valley of farmland and small villages rather than a resort, and it has stayed quieter than most places around it.

The Vallée Verte is the most accessible of the three valleys making up the Alpes du Léman.

Boëge sits at its heart as the main village, with smaller communes – Saxel, Bogève, Villard, Burdignin and the two Habère villages among them – spread along the valley floor and up its sides. To the north the land drops towards Lake Geneva; to the south it rises towards the ski resorts of the Chablais.

Distances to Geneva vary by where you are in the valley. The villages nearer the Geneva side are roughly half an hour from the city, while Habère-Poche, deeper in, is around fifty minutes. The Swiss border is closer still.

Boëge hosts a market every Tuesday and serves as the commercial heart of the valley. The Les Habères ski area provides family-friendly skiing, while the proximity to Geneva (40 minutes) makes this ideal for commuters and property investors.

Villages and property types in the Vallée Verte

Most of the housing here is residential rather than holiday stock. The villages are small and rural, built around farms and churches rather than lift stations, and they keep that character through the year. The larger villages hold most of the everyday amenities.

Two property types dominate. The first is the traditional alpine chalet, often stone-built on a sloped site, with the garage or entrance set at a lower level and a garden given the space that rural plots allow. The second is modern apartments, usually in and around the larger villages. Between the two you find a range of older houses, farmhouses and converted barns.

How much do properties cost in the Vallée Verte?

Prices across Haute-Savoie are broadly flat, with some areas slightly down. The Vallée Verte market has settled into much the same pattern, and it appears to have stabilised after the wider correction that followed the very active years before it.

Transaction levels have recovered in step with the national market. So while prices are not climbing as they were, properties are changing hands at a steadier rate than during the slower period.

Why prices vary between villages

The single biggest factor in price here is distance to Geneva. Properties closer to the city and the border command more, and that premium falls away as you move deeper into the valley.

The same effect works at a smaller scale between neighbouring villages. Two communes a few minutes apart can sit at noticeably different price levels, and the gap usually tracks how long it takes to reach the border in the morning. Prices are best read village by village rather than across the valley as a whole.

How prices compare with the ski resorts nearby

Set against the premium ski resorts within reach, Vallée Verte prices run at roughly half. For the same money you tend to get more space and more land.

The trade-off is plain enough. You are not buying at the foot of a major lift system, and a ski day means a drive. The lower price reflects that distance.

Why the Vallée Verte appeals to Geneva commuters

The valley is a well-established commuter base for Geneva, and demand is strongest for the properties within easy reach of the border. That demand has held up.

What buyers get for the commute is a quieter, countryside life a short drive from a major city. The other side of that choice is the commute itself, which lengthens the further into the valley you go. For many the extra space and the lower price are worth the daily drive. For others they are not, and that calculation is personal.

What outdoor life looks like in the valley

Residents here hike and cycle through the warmer months and ski locally in winter. The Les Brasses ski area, shared between several of the valley's villages, gives modest, family-scale skiing on the doorstep without the crowds of the big resorts.

The hills around the valley – Mont d'Hermone and Mont Forchat among them – give panoramic views over the farmland and across to the higher peaks beyond. This is foothill country rather than high mountain.

Is the Vallée Verte a good investment?

The investment case rests on location. The valley sits between Geneva and the ski resorts, and that position keeps it sought-after even when the wider market is quiet. Demand from cross-border workers gives it a steadier floor than a market driven by holiday buyers alone.

Prices have stabilised rather than risen. So the case rests on sustained demand and rental potential more than on quick capital growth. A buyer expecting prices to climb quickly would probably be disappointed. One looking for a sound opportunity in a location people consistently want is on firmer ground.

What governs renting out a property in the valley

Short-term letting in the valley is shaped by montagne regulations – the rules that apply to designated mountain areas in France. They affect what you can let, and on what terms.
