Property for sale in Saint Gervais ranges from studio apartments at around €155,000 to ski-in/ski-out chalets above €2,600,000, with traditional chalets, renovated farmhouses and serviced building plots in between. The market draws buyers looking for a primary residence, a holiday home and a rental investment property, often all three at once.

Location and access

Saint Gervais les Bains is a commune in the Haute Savoie department of the Rhône-Alpes region, situated at around 800 metres at the foot of Mont Blanc. It sits in the Arve valley in the French Alps, with Chamonix twelve kilometres to the east and Les Houches between them.

Switzerland and Geneva are accessible from the same valley. Geneva airport is the standard point of entry for most international buyers; the drive takes roughly an hour.

Rail access is better here than in most Alpine resorts. Le Fayet, the lower hamlet of the commune, has a mainline station with direct TGV connections to Paris and services to Geneva.

From Le Fayet, there are three options for reaching the main town: a narrow-gauge mountain railway (the Tramway du Mont Blanc) runs up to the north of the town and then cuts over to the back of the Les Houches ski area; a large elevator runs continually from the park to the same area; and the Valléen télécabine provides fast access to the north east. The latter two aim to reduce the need for a car if you're staying in a central location.

St Gervais les Bains is quieter and generally less expensive than Chamonix.

The ski area

Saint Gervais is part of the Evasion Mont Blanc ski area, which covers 445 km of pistes across 219 slopes and several resorts in the valley, including Les Contamines-Montjoie. It is one of the larger ski domains in the French Alps.

The Tramway runs year-round, reaching high-altitude terrain above the main Les Houches ski area. In winter, it carries skiers to pistes. In summer it is a starting point for walking and mountaineering routes on the Mont Blanc massif. It also operates outside the ski season and is one of the more distinctive features of the resort.

Cross-country skiing trails run through the surrounding area. The town's base altitude is 800 metres, but the ski slopes run to over 2,500 metres, so piste conditions hold better than the village elevation suggests. On poor snow years the lower runs can be thin, but the upper ski area carries snow well into spring.

Access to the pistes varies by sub-location. Properties in Le Bettex and on the Mont d'Arbois plateau are ski-in/ski-out or a short walk from a lift. From the village centre, a gondola or shuttle is needed.

Saint Gervais beyond the ski season

The town has drawn visitors to the Bains du Mont Blanc thermal spa from 1806 onwards. The spa predates skiing as a leisure activity in the Alps and gives Saint Gervais a year-round identity that purely ski-focused resorts do not have. It draws visitors through spring and autumn, seasons when most ski resorts close entirely.

Summer brings a different set of visitors. Saint Gervais sits at the foot of major Mont Blanc hiking routes, and paragliding, cycling and mountaineering are all active through the warmer months. The stunning views and the valley infrastructure (restaurants that stay open, a functioning commune) combine to make it a viable summer base rather than a resort that closes between seasons.

The Thursday market runs through the year. There is a year-round indoor swimming pool and an ice rink. The Mont Blanc Country Baroque Festival and several internationally known sports competitions run on an annual calendar.

What property is available in Saint Gervais?

The market includes studios and smaller apartments at entry level, traditional chalets in varying states of renovation, new chalets and new properties built to current energy standards, renovated farmhouses, and serviced plots for buyers who want to build.

Le Bettex and Mont d'Arbois are the highest and most ski-proximate addresses, with direct access to the Evasion Mont-Blanc domain and the strongest demand among buyers who prioritise slope access. Les Chattrix offers a quiet setting with chalet-country character. Demi Quartier sits within the commune with more of a village feel. Le Fayet, lower in the valley, suits buyers who prioritise rail access over proximity to the ski slopes.

Saint-Nicolas-de-Véroce is a protected hamlet within the commune with a stock of renovated farmhouses and restricted new construction, which limits supply. Views of the Mont Blanc massif are available from higher-altitude properties, particularly in Le Bettex and Mont d'Arbois, though aspect and orientation vary between plots.

Property prices in Saint Gervais

Studios start at around €155,000. Ski-in/ski-out chalets at the upper end exceed €2,600,000. New-build property in Le Bettex and Mont d'Arbois runs from €7,500 to over €10,000 per m². Serviced plots range from around €340,000 for 1,176 m² to €660,000 for 2,251 m².

The first pricing factor is proximity to the ski slopes: price per m² falls off with distance from the nearest lift, so two similar properties in different parts of the commune can carry quite different valuations.

The second is outdoor space. Garden-level apartments and houses with private outdoor space command a 25–40% premium over comparable properties without it. Around 64% of buyers in the area are looking for a garden.

The DPE (Diagnostic de Performance Énergétique, France's energy classification system) is also affecting values. Properties rated A, B or C are holding and rising; those rated E, F or G are losing value. Two similar properties with different DPE ratings will not hold similar values.

Why buy property in St Gervais les Bains

The ski season, the summer hiking and activity period, and the year-round draw of the thermal spa together produce a letting calendar that suits buyers who want rental income across more than the ski season alone.

New-build property in France purchased with a commitment to short-term rental can qualify for a 20% VAT reclaim on the purchase price. The conditions are specific and the arrangement involves ongoing rental obligations, which the notaire handling the purchase confirms.

Supply in Saint Gervais les Bains is structurally constrained. The commune has defined boundaries, and areas such as Saint-Nicolas-de-Véroce carry protected status that limits new construction. The resort has stayed smaller and less developed than Chamonix or the larger purpose-built resorts in the French Alps.
