Where is Chablais?

Chablais is a region that spans both France and Switzerland, with the French side forming the north-east corner of Haute-Savoie. The land rises from the southern shore of Lake Geneva, through villages and farmland, up to high mountain terrain, so within a short drive you move from lakeshore towns to ski resorts. Geneva sits at the western end of the lake, just across the Swiss border.

Chablais within Haute-Savoie

Property in Chablais costs around 20% less than in the Annecy area, while staying in the same département. A budget that buys little around Annecy goes a good deal further here. For buyers who put a short commute ahead of mountain access, it is one of the more obvious places to look. It sits in the lower valley, away from the slopes, and trades on the daily drive into Switzerland more than on scenery.

Thonon-les-Bains and the lakeshore

Thonon-les-Bains is the main town on the Chablais shore of Lake Geneva. With neighbouring Évian-les-Bains, it is known for its thermal spas and wellness centres. These lakeside towns suit a different buyer from the ski resorts: people who want shops, a harbour and direct access to the water through the year rather than slopes at the door. Both work as proper towns rather than seasonal resorts: Thonon has a working centre, a port on the lake and schools, so daily life carries on once the visitors leave.

Portes du Soleil and the ski areas

The Portes du Soleil is the large ski domain straddling the French and Swiss border on the Chablais mountains, with Morzine among its best-known resorts. For buyers, this is where the ski-accessible chalets and apartments sit, along with most of the area's holiday-let and second-home stock, at the upper end of the local market. The skiing runs across the border into Switzerland on a single lift pass, which is part of the appeal for owners here.

Chablais through the seasons

The year here is full. Winter is for skiing, the warmer months for hiking, and summer adds swimming in the lake, so Chablais works as an active base across the seasons rather than for one of them. The weekly markets sell fresh Savoyard products, a sign of working life carrying on outside the tourist weeks.
