Chalet L'Oreade

For Sale €470,000
4 Sixt-Fer-à-Cheval 88 m²

4 bedroom Chalet for sale in Sixt-Fer-à-Cheval — mountain character, room to make it yours On the Route de la Cascade du Rouget in the sought-after hamlet of Salvagny, this traditional chalet offers 87.65 m² of living space, four bedrooms and a generous living room — well suited to a family holiday home or rental investment. Set in a well-kept garden with exterior parking and a sunny balcony, the chalet pairs authentic alpine character with genuinely usable outdoor space. A recently renovated roof and a new wood burner are already in place, taking two major expenses off a buyer's list from day one. The sleeping capacity is generous for a chalet of this size, and the overall feel is warm and inviting. Inside, the entrance opens onto a welcoming living room built around the wood burner — a warm, social heart to the home with direct access to the balcony. Four bedrooms and 2 bathrooms are spread across two levels, giving flexible sleeping arrangements and privacy for guests. The plot itself totals 477 m² of buildable land, meaning an extension to the existing building is possible, subject to planning permission being granted by the Mairie — an appealing option for a buyer looking to grow the property over time. The septic tank, although fully functioning, is over ten years old, so buyers should budget for replacement within the first year of ownership. The property is currently set up as a primary residence, is in excellent functioning condition, and a new owner could move in immediately. That said, buyers ready to invest some renovation work will unlock its full potential — a solid alpine base with room to make it their own. Contact us to arrange a viewing.

Shane Cunningham

Shane Cunningham

Property for sale in the Grand Massif covers village apartments through to standalone chalets, and suits buyers after a primary residence, a holiday home or a rental investment.

The Grand Massif ski area

The Grand Massif sits in the Haute-Savoie, in the French Alps, and links four villages, Samoëns, Morillon, Les Carroz and Flaine, on a single lift pass.

Together they share 265 km of pistes across all levels, which makes the Grand Massif ski region the fourth largest in France. Beginners and families have gentle slopes close to the villages, and there is a children's ski area served by the Grand Massif Express lift above Samoëns. Stronger skiers have black and red pistes to work through, particularly on the Samoëns side. The runs spread out across the mountain above the villages, with long descents back down to the valley at the end of the day. It is a broad mountain rather than a steep one.

Access from Geneva

The area sits about an hour from Geneva. Les Carroz is 55 minutes from Geneva Airport. It makes a weekend in the mountains workable from the UK, and it shortens the changeover for owners who let their property through the season.

The four resorts

The four villages differ in altitude, character and price, so the right one depends on what you want from the property. Two are traditional valley villages, one is family-quiet, and one was built for the snow. Each gives access to the same skiing.

Les Carroz

Les Carroz sits at 1,200 m and is one of the main resorts in the Grand Massif. It is a working alpine village, lived in year-round, built in stone and timber around an old village centre rather than assembled for tourists. There is a 1,000 m² wellness centre, and the restaurants run to Savoyard cooking: tartiflette, fondue and the other cheese-heavy mountain dishes. It is the village most buyers look at first.

Samoëns

Samoëns is the oldest village in the area, with a stone-built centre and a long history of stonemasonry; its tailleurs de pierre, the stonemasons' guild, gave the place its character. At the head of the Giffre valley beyond it lies Sixt-Fer-à-Cheval, with the Cirque du Fer-à-Cheval, a natural rock amphitheatre and nature reserve. Property here is among the most expensive of the four villages.

Morillon

Morillon is the quietest of the four, family-oriented and low-key, linked into the same ski area as its larger neighbours. It has less going on than Les Carroz or Samoëns, with fewer shops and restaurants. Its position on the valley floor gives it an everyday, lived-in feel outside the ski season. It suits buyers who want a calmer, cheaper base than the larger villages.

Flaine

Flaine is the highest resort, with a peak altitude of 2,500 m, and the most snow-sure of the four. It was purpose-built in the 1960s, ski-in and ski-out, in a modernist concrete style that divides opinion sharply. Some buyers want nothing to do with it; others prefer the altitude and the convenience over the look.

Property prices in the Grand Massif

The property runs from new-build apartments to older traditional chalets, so there is a variety of stock at different budgets.

Buyers tend to find more new-build apartments lower down the price scale and individual chalets at the top.

Set against higher-profile resorts such as Courchevel, the Grand Massif is a good deal more affordable.

Investment and rental appeal

The rental case rests on the linked domain. A single lift pass across four villages means a tenant in any of them can ski the whole mountain, which keeps winter demand steady. Combined with the lower entry prices, that makes the area work both for owners using it as a holiday home and for those who let.

The lower villages, Samoëns and Les Carroz, carry more snow risk than Flaine at altitude, and a thin season shortens both the skiing and the letting weeks. Buyers weighing rental income against price tend to balance the cheaper, lower villages against the more reliable snow higher up.
