Flaine, the highest resort in the Grand Massif

Flaine sits at 1600m, the highest resort in the Grand Massif. The ski area above it climbs to 2500m, so the resort holds its snow well into the season. It was built to a single architectural design, not grown from an old village, and its centre is pedestrianised. Cars stay at the edges, and you move around on foot.

From the upper slopes there are panoramic views towards Mont Blanc. The concrete modernism of the centre divides opinion, but the layout works: most apartments are within a short walk of a lift.

Les Carroz, a south-facing village in the valley

Les Carroz is a different proposition. It is a working village on a south-facing plateau above the Arve valley, at around 1140m, with the older buildings and through-roads that Flaine lacks. It sits about 55km from Chamonix. The lower altitude gives it a longer, greener shoulder season and a softer feel in winter, though it also means resort snow can be less reliable than higher up.

The village is part of the Grand Massif and connects into the same ski area by gondola.

Skiing across the Grand Massif

The Grand Massif covers 265km of pistes in total, with 64 marked slopes served by 24 lifts. Five resorts share the area on one lift pass: Flaine, Les Carroz, Samoëns, Morillon and Sixt Fer à Cheval. It is one of the larger linked ski areas in France, and the number of connected runs means skiers can cover a lot of ground without skiing the same pistes twice. Each of the five has its own character, from high and modern at Flaine down to the older valley villages.

Beyond the marked skiing the area also offers a snow park and play areas for children. These activities suit families and mixed-ability groups who want more than groomed runs.

Life in the resort centre of Flaine

The pedestrianised centre of Flaine has restaurants, bars and shops within a short walk of most properties. There is a well-being area with a pool, spa and jacuzzi, and a nursery for families with young children.

Flaine also runs a classical music festival every July, first held in 2013. It gives the resort a draw outside the ski season, when the altitude keeps the air cool.

Apartments and chalets for sale in Flaine and Les Carroz

Property for sale in Flaine and Les Carroz falls mainly into two types: apartments and chalets. In Flaine the chalets tend to be Scandinavian in style, and apartments make up most of the market.

The range runs from small studios aimed at budget buyers through to larger chalets at the luxury end. Flaine's apartments tend to sit in the resort's distinctive blocks close to the slopes, while in Les Carroz more of the stock is timber chalets spread around the village. What is for sale in Flaine at any given time varies, but both ends of the market are usually represented across the two resorts.

Les Carroz and its second-home market

In Les Carroz, 87% of dwellings are second homes. The practical effect is a village that fills and empties with the seasons: busy in winter and over the summer, quieter in between.

For a buyer this shapes what comes up. Much of the stock is held as a holiday residence rather than a permanent home, so a good deal of property changes hands between owners who use it for part of the year. It also means a smaller resident population than the visitor numbers might suggest, with the village at its fullest during the school holidays.

Rental income potential in Les Carroz

High demand from visitors supports rental income in Les Carroz, and this is a large part of why investors look here. Owners who let their property when they are not using it can draw on a steady flow of holiday renters through the season.

The weekend rental market is particularly active. A rental management service can handle lettings for owners who live elsewhere.

Family life in Les Carroz

Les Carroz draws families who want an active outdoor life rather than a ski-only base. The village stays busy through the summer, with walking and mountain biking on the doorstep and lakes within reach in the neighbouring villages. The plateau setting and the everyday amenities suit children, whether they live there or visit regularly through the year.

This is part of what separates it from a purely seasonal resort. There is a year-round community here, not just a winter one.

Geneva access and its effect on the local market

Les Carroz has a short transfer time from Geneva, around 40km from the airport. The drive is among the quicker ones in the Alps, which suits weekend visits and owners flying in for a few days.

That access feeds demand. Easy reach from Geneva supports both the rental market and resale values, and it is one reason property here holds its appeal for buyers from beyond France.

Buying in Flaine or Les Carroz

The choice between the two resorts comes down to what you want from the property. Flaine suits buyers who want to ski from the door, a car-free base and altitude on their side for snow. Les Carroz suits those who prefer a village, easier road access and a strong rental market, giving up some ski-in convenience for it.

Both sit within the same ski area, so the skiing need not decide it. What differs is the kind of place you come home to.
