Getting there

Manigod sits within the Aravis mountain range in Haute-Savoie, in the French Alps, around 30 kilometres from Annecy and roughly an hour from Geneva. The village has three distinct hubs. The village centre offers day-to-day amenities and a quieter, more residential feel, but it sits at a lower altitude and is around eight minutes by car from the ski slopes. Merdassier and La Croix-Fry, higher up the mountain, are where buyers focused on ski access tend to look.

The Col de la Croix Fry (the mountain pass connecting Manigod to the wider Aravis) sits at the top of the commune and is the focal point for ski-area access. The altitude difference between the village centre and the higher hamlets affects both the skiing experience and the character of daily life. Buyers who want ski-in/ski-out proximity are looking at a different part of Manigod than those drawn to the village for its home-and-community atmosphere. The permanent population sits at just over 1,000, which means this is a place with a year-round life rather than a resort that closes between seasons.

Skiing in Manigod and the La Clusaz link

The ski area gives access to over 125 kilometres of slopes across all ability levels, plus 100 kilometres of Nordic ski tracks. Manigod's ski domain is linked to La Clusaz, and the combined area is one of the larger ski resorts in the northern Alps.

The resort suits families and a range of abilities. It is not a high-altitude, snow-guaranteed destination in the style of the Tarentaise valleys, as the village centre sits below 1,000 metres, but the upper ski area reaches altitudes where conditions are more reliable. Children are well catered for, and the atmosphere on the mountain is generally unhurried rather than competitive.

Buyers who want direct slope access should focus on properties at Merdassier and La Croix-Fry. The village centre, while only minutes from the slopes by car, is a different proposition: more local, less resort-oriented.

Beyond winter: Manigod in summer

Manigod operates as a dual-season destination. The region has invested in summer infrastructure: mountain biking trails, waymarked hiking routes across the Aravis, and conditions that attract paragliding pilots from across the region. Visitor numbers in summer are strong enough to sustain local businesses through the interseason.

The property market

The Col de la Croix Fry area is undergoing infrastructure investment. Regeneration of the upper resort area will affect the quality of local facilities over time, which is a background factor in any assessment of the location's medium-term appeal.

Manigod's character is different from purpose-built ski resorts. It has the privacy that comes with a genuine village structure: multiple hamlets, a working community, a life that continues in the interseason. These qualities tend to hold value well for buyers who want something other than a resort hotel atmosphere.

Types of property for sale in Manigod

The dominant property type is the traditional Alpine chalet: timber construction, pitched roof, south-facing where possible, often set on a hillside with an open view of the mountains. Luxury properties in this category frequently include wellness areas, saunas, jacuzzis, or a pool, and are finished to a contemporary standard that sits comfortably alongside the traditional exterior. A selection of these properties comes to market each year, though at the upper end of the price range, availability is limited.

Renovated Alpine farmhouses (fermes) are less common but are a different kind of property. They tend to be larger, set lower in the valley, and are bought for their character as much as their ski proximity. Buyers looking for a primary home in the French Alps, rather than a ski-access property, often find the farmhouse stock more appealing.

The apartment market in Manigod is smaller. Newer developments such as Le Hameau de l'Ours include apartments with access to shared wellness areas, concierge services and pools, a format that suits buyers who want the benefits of a chalet lifestyle without sole ownership of a large property. Contemporary finishes and managed services make these an option for buyers who spend limited time on site.

Building land with accepted construction permits is also available in Manigod, for buyers who want to build to their own specification within a defined planning framework.

Energy ratings

All properties sold in France require a DPE (Diagnostic de Performance Énergétique, France's energy rating system) as part of the sale dossier. The DPE runs from A (most efficient) to G (least efficient).
