Skiing: Les Grands Montets and Le Tour

Les Grands Montets is the valley’s largest ski domain and one of the most respected in the Alps among experienced skiers. It is high and largely north-facing, which means good snow quality and a long season, and it is known above all for steep terrain and off-piste.

The domain is in the middle of a major rebuild, at around €155 million the largest lift investment in the valley in a generation. The original cable cars were put out of action by a fire in 2018. From winter 2026/27, a new 10-person gondola runs from Argentière to the Lognan plateau at 1,972m, with stations designed by Renzo Piano’s architectural practice and a new beginners’ area and restaurant at Lognan. The second stage, a new cable car from Lognan to the summit at 3,275m, is scheduled for the 2027/28 season and will restore lift access to the top of the mountain for the first time since the fire. The project has been designed with summer and shoulder-season use in mind as well as winter, which is good news for owners and for the village as a whole.

A few minutes further up the valley, the Domaine de Balme above Le Tour offers wide, open, gentler slopes that suit families and intermediate skiers, and it links across to Vallorcine. The valley’s other ski areas, Brévent, Flégère and Les Houches, are reached by bus or car.

Owning and letting in Argentière

Argentière benefits from two full seasons: skiing from December to April, with Les Grands Montets often running later than lower resorts, and mountaineering and walking from June to September. This gives owners a wider letting window than a purely winter resort.

Argentière is part of the commune of Chamonix Mont Blanc, which regulates holiday lets more tightly than most French resorts. Since May 2025, the owner of a second home needs an authorisation from the commune before letting it to holidaymakers, from the first night. In summary:

  • The authorisation lasts three years and is personal to the owner. It does not pass to a buyer when a property is sold, and it cannot be moved to another property.

  • Each owner can hold one authorisation. This applies to individuals and, since May 2026, to companies such as SCIs.

  • The property needs a DPE energy rating of E or better, tightening to D or better from 2034.

  • Holiday letting must be permitted by the building’s copropriété rules.

  • Every holiday let must display a registration number issued by the commune.

A main residence can be let for up to 120 days a year without authorisation, although registration still applies. The commune is also trialling a scheme, until April 2028, for owners who let to seasonal workers for at least four months and to holidaymakers for the rest of the year.

In practice, buyers who plan to let should not assume a current owner’s letting arrangement will continue, and should allow for the application in their timing. The rules have already been revised once and may change again, so our local agent will talk you through the current position for any property you are considering.
