Saint Jean d'Aulps is a commune in Haute-Savoie, in the French Alps, sitting between the peaks of France and Switzerland at the head of the Vallée d'Aulps.

Around 90 minutes from Geneva airport, with Thonon-les-Bains on Lake Geneva as the nearest larger town, it is among the more accessible alpine locations for international buyers. St Jean d'Aulps (or Saint Jean as it appears on local signage) has the character of a working Alpine commune that also has its own ski area, and its population has grown by roughly 30% over the past decade. People are choosing to live here, not just visit.

Skiing at La Grande Terche

The resort's own ski area is La Grande Terche, and it is a decent mid-size domain. There are 31 pistes across 50 kilometres of trails – 17 blue and green runs for beginners and intermediates, 10 red and 2 black for more advanced skiers. Sixteen lifts serve the area, and more than 100 snow cannons mean the ski season is less dependent on natural snowfall than at some resorts at comparable altitude. Roc d'Enfer is also accessible within the same ski area.

What La Grande Terche is consistently noted for is its atmosphere rather than its scale. It is less crowded than the neighbouring resorts, and it suits families well – shorter queues, manageable terrain, and a ski area that does not feel overwhelming if you are skiing with children or returning to the sport after a gap.

Access to the Portes du Soleil

For buyers who want more terrain, Saint Jean d'Aulps is connected to Morzine by regular shuttle bus, which gives access to the Portes du Soleil – one of the largest linked ski domains in the Alps, with several hundred kilometres of pistes across France and Switzerland.

Skiing the wider Portes du Soleil domain requires the shuttle from the village centre to Morzine rather than stepping directly onto a lift. For buyers whose priority is ski-out convenience to a large domain every morning, that is worth factoring in.

Saint Jean d'Aulps in summer

The 50 kilometres of mountain terrain that makes up the ski area in winter becomes walking and mountain biking country once the snow clears. The pace of the village changes considerably in summer – fewer visitors, more of the surrounding terrain accessible on foot, and a quieter atmosphere than the ski season brings.

Saint Jean d'Aulps is not a resort that closes in April and reopens in December. There is year-round life here, which is not something you can say of every Alpine location at a similar price point.

What properties are available in Saint Jean d'Aulps?

The range of properties for sale in Saint Jean d'Aulps covers one, two and three-bedroom apartments through to duplex apartments, traditional Alpine chalets, and properties requiring renovation. Some properties are situated with ski-in/ski-out access. Balconies and gardens are common features, and most listings include dedicated parking or garages – a practical detail in a ski resort location where parking can be tight in winter. Many properties also include a cave (cellar or storage room), and duplex apartments often feature a mezzanine level, both of which are standard in property of this type.

Properties with direct ski access or open mountain views sit at a premium.

Investment and rental appeal

The rental market in Saint Jean d'Aulps is built largely around families and those looking for a peaceful setting and a quieter base than larger, more commercial resorts nearby. Situated within easy reach of the Portes du Soleil but away from the busiest parts of the domain, it is an ideal location for those who want access to serious skiing without the crowds.

The growing resident population suggests the area is attracting buyers who intend to use their properties regularly, not just let them for the ski season.

Le Biot and the surrounding commune

Le Biot is a small village located within the same commune, a short walk or drive from Saint Jean d'Aulps itself. It has a quieter, more rural character than the main village, and buyers looking for more land or space – or a lower entry price – often find that alpine property here suits them better than anything in the village centre. Access to the ski area and local amenities is the same.

Saint Jean d'Aulps or a larger resort?

The comparison most buyers considering Saint Jean d'Aulps are already making is with Morzine, Les Gets or Avoriaz – all within the same ski network, all with more on-doorstep amenities. The trade-off is straightforward: Saint Jean d'Aulps has a smaller village infrastructure, and access to the wider Portes du Soleil domain requires the shuttle. In return, property prices are lower, the environment is quieter, and the village has enough residents and everyday life to function outside the ski season.

Saint Jean d'Aulps has its own restaurants and bars, and enough everyday life to support a primary residence. It does not have the range of amenities of Morzine. For some buyers that is a drawback. For others – those drawn by the alpine setting, the panoramic views of the surrounding peaks, the value relative to its neighbours, and a growing community of residents who made the same choice – it is the point.
