At just 2 minutes’ walk from the Prodains Express lift, you will be in the heart of the Portes du Soleil skiing domain within moments of stepping out the front door. At the end of the day, you can ski right back to the chalet’s front door, saving you the usual trudge at the end of a tiring day with skis on your shoulders! For non-skiers too, a quick trip up the Prodains lift will open up a winter wonderland of shops, bars and restaurants, which you can discover at your leisure by horse-drawn sleigh. Running until midnight, you can make the most of the après-ski or take your time over a convivial fondue before hopping on the lift back down to the chalet to bed. And if a change of scenery is in order, you can jump on the ski bus for a trip into Morzine centre, to discover another area of the Portes du Soleil on skis, or for a leisurely lunch in town.

Built in the late 1970s, Chalet “Le Fengle du Chart” is a solid chalet of traditional “madrier” construction, split over two levels. The main entrance to the property is on the first floor of the chalet, accessed via an external staircase from the parking area (parking for 2 cars). Entering directly into the main living space, the layout of this chalet is quite unconventional! The open-plan area is divided into two halves at the front and rear of the chalet, separated by the feature fireplace. The sitting area to the front makes the most of the sunshine and views, and the dining area towards the rear makes for a cosy and convivial entertaining space. The galley-style kitchen is modern, full fitted and has all the usual appliances. The main bathroom is located off the kitchen, and is also stylish and modern, with a double sink vanity unit and wet-room style shower.

There are two large double bedrooms on this floor, one of which serves as the master bedroom with small mezzanine for additional storage or an extra bed, and a second bedroom with two sets of bunk-beds, which is perfect for the children. Generously proportioned, and with a fun mezzanine floor as extra play-space, the kids will be delighted!

Downstairs, the ground floor has been partially converted to living accommodation, and the remainder offers excellent storage facilities. Entering via a garage door, the large boot room is perfect for skis, boots, bikes and other sporting paraphernalia. Behind the boot room is a large space currently set up as a games room, but which could be converted to additional living space. A laundry area and boiler room complete the basement section of this floor.

Accessed independently by a set of patio doors, a studio apartment has been created by the current owners. With a comfortable double bedroom, a chic wet-room, separate WC and small salon, the studio is perfect for rentals, or for family members or friends who are keen to have their own space.

The chalet is principally south-facing and has a super terrace to the front, large enough for a dining table and chairs, a barbecue, a handful of sun-loungers, or even a hot tub. With 180 degree views from Avoriaz to the east and down the valley towards Morzine to the west, and with the accompaniment of the sound of rushing water from the nearby stream, this sunny terrace is the perfect spot to relax and unwind after a busy day exploring the mountains. The garden is a manageable size and is ideal for summer picnicking or winter snowman building!

Although in good decorative condition, the layout of this property will not suit everyone’s requirements, and the property offers the opportunity for remodelling in order to make the most of the space on offer in this superbly-located chalet
