The land is located in a very sunny position, and has the most wonderful views over the valley, with a panorama stretching across towards Mont Billiat and the ski station of Hirmentaz. The setting is very tranquil, in a small, uncrowded hamlet of older farmhouses and some newer builds.

Nearly at the highest point of a cul-de-sac road, this plot is located 1.5km from the village of Vailly (which has a couple of bar/restaurants, shops and a school). It is 20mins drive to Thonon-les-Bains and the shores of Lac Leman, the nearby village of Lullin (3km) has a chemist, doctor and more shops. The nearest skiing is at Hirmentaz 8mins drive, but many larger resorts would be accessed under the hour, such as Les Portes du Soleil (30mins). Geneva airport is only 55mins away.
