Nowadays the opportunity to renovate an authentic Savoyard farmhouse has become very rare. 5 or 6 years ago we often came across this sort of thing but not now. If you are looking for a renovation project then this could be right up your street. The view is fantastic and unobstructed, the property faces south and east, the property is sat upon a good sized plot of 1322 m².

This ferme has a date stone from 1842, and was last inhabited quite a while ago. Think "total renovation", there is electricity and running water but a connection will need to be made to the mains drains. The footprint is about 130m², there are two levels so this will give a possible floor area of about 250m². No planning permission would be required to renovate the ground floor (because it has been previously inhabited) but planning permission would be required to renovate the grange level.

Our customers often ask us "what would it cost to renovate", obviously this can be a tricky question to answer. Here is an educated guess (and please note that even as an "educated" person I would still go to the site with a builder or project manager before I would stake any money on a deal like this), this property would require a new roof (60,000 euros?) and then the general rule of thumb is 1500 euros / m² for renovating the interior. So if the ground floor was renovated you would need to count on (1500x130=195,000+60,000) so 255,000 euros then add 10% for contingencies and 15% for a project manager, this would leave you with a wonderful 3 bedroom farm, with space for further renovation, in Montriond, at a total cost (if you are careful!) of about 695,000 euros. Not a bad deal? But to stick to these costs you would have to be careful with the quality of materials and fittings, it would not be unheard of to double this renovation estimate. Then you might want to make a larger property (so renovate the upstairs too), if you did this you would need an architect and we could imagine in this case the total cost pushing past the 1m euros mark. Not for the faint of heart!
