Property Description

Set in a quiet location above the village of Les Carroz, at an altitude of 1200m, with a west facing aspect and direct access to the slopes, this stunning property delivers the wow factor in abundance! The original farmhouse was built in the 18th century and was lovingly renovated and considerably extended in the 90s by its current owners. It now comprises 2 outstanding, luxurious dwellings, totalling a habitable space of nearly 500m2. The attention to detail is second to none and all materials have been sourced to the highest standards. It is a showcase of local craftsmanship at its absolute best and reminiscent of properties more commonly associated with the better renowned / more upmarket resorts!

It is in a much sought after idyllic location, up a no through road, with breathtaking views over the village to the Aravis mountain range beyond and the valley below.

Each of the spacious 7 main bedrooms and 7 ensuite bathrooms (3 in building 1 and 4 in building 2 + additional studio in building 2) has been impeccably designed to maximise comfort and relaxation, producing a feeling of serenity in harmony with its magnificent surroundings. Each enjoys a well balanced combination of the old and new. The ensuites are fitted with either granite or stone surfaces whilst reclaimed wood adorns the bedrooms and bathroom walls. The grand 80m2 open plan living area boasts high ceilings, exposed beams, a stone based central feature fireplace, and ample light from French windows and veluxes, epitomizing sublime living. There are solid oak floors from Switzerland, balconies created from reclaimed wood from a dismantled local old farmhouse, feature doors created from old ‘mazots’ (decorative sheds), and traditional wooden roof tiles to keep the character of the period it was originally built.

It is a pleasant 15 minute walk to the centre of the village, accessible via the ski shuttle bus during the day and a stone’s throw from 2 restaurants, 1 highly reputed in the area and the other boutique hotel style. Floodlit night time skiing takes place twice a week on the red run close by.

There is gas-fired central heating throughout, anti break-in windows, and heated outside paving between the 2 buildings. The property comfortably sleeps 17 people and has been successfully run as a chambre d’hote for many years but could equally be a fabulous property for entertaining family and friends.

Building 1 (the original farmhouse + extension) comprises on the lower staggered levels:-

An entrance, off of which is a vaulted cave, leads to an inner hallway with separate toilet behind a charming mazot door, a boiler / laundry room, and a double bedroom with ensuite of shower and washbasin in quarried stone tiles.

An oak staircase leads to the upper floor with vast living area and open plan kitchen. The Meltoni gas cooker is a feature in itself! Another decorative mazot door off the kitchen leads to the front of the property and the road beyond, where parking is authorised in the municipal parking area opposite. French windows give access onto a balcony at the back for al fresco dining, with uninterrupted views across to the Aravis mountain range.

Offset from the living area and accessed via several steps down is the extension with anti room to the bedroom housing wardrobes. The double bedroom has a decorative mezzanine area accessed via traditional farmhouse wooden stairs. The large ensuite has a jacuzzi bath, his and hers washbasins, a shower and toilet with feature mazot door to the corridor.

Under building 1 and accessed independently is a further bedroom suite with granite ensuite (bath with shower attachment, toilet and twin washbasins).

Building 2 (further extension) comprises 4 further suites, 2 on each level, each with independent access but interconnecting double doors between those on the same floor. The 2 ground floor suites have direct access to the garden whilst the upper two have balconies and the addition of log burners. One of the upper floor suites is a duplex with oak staircase leading to a charming mazot children’s bedroom and a further sleeping / cosy reading area. Each ensuite has a jacuzzi bath, twin washbasins and a toilet.

The basement is accessed via a staircase from the entrance and houses ski lockers, another boiler room, separate laundry room, outdoor access, and a studio apartment with kitchenette and ensuite with shower, toilet and washbasin.
