Côte d'Arbroz is just outside Morzine, situated up on the hill; it offers beautiful unobstructed views, lots of sun and a quiet "French" feel, in fact many of the things that Morzine lacks!

The road to the Côte d'Arbroz is well cleared, access is rarely a problem and the road leads to one of the "secret" ski access points of the Col d'Encrenaz. This small car park gives ski in and out access to Mt Chery and the skiing at Les Gets. There are a couple of restaurants and a ticket office. If you prefer to get away from the crowds there are snowshoe trails and a choice of ski touring routes.

This piece of land faces South East, it is sloping but not steep. Few people know this but sighting a chalet on a slope that faces the sun increases solar warmth (like a sloping solar panel). At 1160m this spot gets a fair amount of snow, thankfully the plot is by a small quiet road (it continues to a dead end 1km further on) there is the advantage that the commune will keep the road clear during periods of snowfall (long driveways cost a lot in snow clearing charges!).

Outline planning permission for a chalet of 260 m² of floor area has been granted (so good for a spacious 5 bedrooms). Full planning permission would still need to be applied for. 5 bedroom chalets in this hamlet are generally marketed for 900,000+ euros. This means the figures add up nicely!
