This is the sale of the property, the business rights and the materials and equipment to run the business. It is a bar/restaurant with a discotheque and (in winter) a grocery shop.

It is located in the hamlet of la Chevrerie, right next to the pistes of the ‘Roc d’Enfer’ ski area. This is a family ski resort with many chalets and apartments. Offering traditional Savoyard faire the restaurant and terrace are South-facing and have fabulous views of the surrounding mountains. The discotheque is popular year round and the small grocery store caters to the tourist population during the winter.

On the ground floor (street level) is the bar/restaurant, the terrace and the kitchen. Stairs lead down to the basement level with the discotheque, toilets, storage rooms, small grocery shop and a balcony.

The entire business achieves a turnover of +/- 350,000€ per year and has operated in this format since 2013. The restaurant seats approximately 55 people and the terrace 85. The discotheque has a floor space of about 100m2. It is currently only open on Saturday nights (22h to 03h), but also opens Friday nights during the winter season. The incomes are not just governed by the winter season as there are many local clients.

The heating is an underfloor system in the discotheque and radiators in the restaurant. Connection to the mains drains is forecast for 2024. The co-propriete charges are 1200€ per quarter which includes the heating, but not electricity. The roof of the building has recently been replaced and there is a 100,000€ reserve for building repairs.
